Enquire about an inspection
Share your details below, or call ClearScope directly.
What to include in your enquiry
Use the form to give us the essentials:
- Your name, phone and email: so we can respond.
- What can we help with? Select the relevant service; if you are unsure, say so.
- Property address or suburb: so we can understand the location.
- Timing and anything else we should know: describe the work or concern and your important date.
For an owner builder enquiry, you can copy this into the message field:
I need to discuss an owner builder / Section 137B report for [address]. The work was [short description], around [date or not known]. My report deadline is [date or not yet confirmed]. I have [available records]. [Name/role] can arrange access.
No complete document folder is needed for the first message. Please do not include identity, banking or unrelated private records. We can discuss how to provide project documents if needed. Read our privacy policy.
Selling after owner builder work
If your conveyancer has asked for a Section 137B report, tell us that in your enquiry. Include what was built or changed, who arranged the work and when the report is needed. Mention whether there were several projects rather than describing everything simply as renovations.
If you have permits, plans or completion records, let us know what is available. Missing documents are worth mentioning too. You can make an initial enquiry while gathering records; we will explain what is needed to confirm the inspection arrangements.
Your conveyancer can check which sale requirements apply. ClearScope discusses the inspection scope, report author, access, availability and fee before a booking is agreed.
Read about the owner builder report service, or use our seller's preparation guide if you are unsure where to start.
Conveyancer or agent enquiry
With your client's permission, include the property address, nominated work, required date and the person organising access. Confirm who is engaging ClearScope and who is authorised to receive the report.
The conveyancer checklist and agent's guide explain useful referral details. There is no need to forward an entire legal file with the first message.
Buying a property
Send the address, auction or private-sale timing and any deadline for your decision. Mention particular concerns such as cracking, moisture, alterations or access restrictions. We can discuss a pre-purchase inspection of accessible building areas and any separate specialist assessment you may need.
If a seller has supplied an owner builder report, mention it. That report may concern nominated work and does not automatically answer questions about the wider property.
Building or approaching handover
Tell us the builder, current stage and when the next work is due. Identify what will be ready and what may be concealed next. Current drawings and revisions may be needed to confirm the useful scope.
For handover, include the expected PCI or completion appointment. Compare the inspection services if you would like an introduction before enquiring.
A concern after moving in
Describe where the concern is, when it appeared and any previous repairs or discussions with the builder. A photograph can help locate an issue, but it cannot establish every cause or concealed condition. We will discuss whether a defined visual assessment is suitable and whether another specialist may be needed.
What happens next?
- We review your enquiry. The property, purpose, work and timing help us understand the request.
- We clarify the details. We discuss scope, access, relevant records, availability and the fee.
- You decide whether to proceed. A booking follows the agreed engagement arrangements.
- You receive the agreed report. Ask about findings or follow-up that need explanation.
See our report presentation examples for an introduction to written findings and photographs. They illustrate the reporting style, rather than the complete scope of every service.
Not sure what to ask for?
That is fine. Start with what you want to understand about the property. Call 0478 098 184 or send the enquiry form, and we will help you discuss the next inspection step.
