A Post-Handover Maintenance Inspection is typically carried out between 90 and 180 days after occupancy, once the home has been lived in and exposed to normal day-to-day use, environmental conditions, and initial settlement. This stage allows emerging issues to be identified that may not have been evident at handover.

During this inspection, we assess a range of non-structural items, including internal finishes, doors and windows, cabinetry operation, sealants, cracking to linings, drainage behaviour, fixtures, and general workmanship. The focus is on how the home is performing once it has moved beyond the completion phase and into regular use.

This inspection provides an important opportunity to review whether items identified during the PCI/Handover Stage Inspection have been completed appropriately and are functioning as intended. It also allows new issues that have developed post-handover to be documented clearly while they are still manageable.

At this stage, the distinction between normal settlement and items requiring attention can be unclear for many owners. An independent Maintenance Inspection helps provide clarity by assessing observed issues in context and documenting them in a structured, practical manner.

Findings from the Post Handover Maintenance Inspection also help establish a reference point for the longer-term performance of the home. Items identified here may be revisited during a Post Handover Warranty Inspection near the end of the non-structural warranty period (around 24 months), allowing owners to confirm whether issues have remained resolved or whether further concerns have developed over time.

Following the inspection, a detailed written report is provided outlining observations, supported by photographs and clear explanations. The report is designed to assist owners in communicating effectively with their builder and prioritising any follow-up items where required.
