Post Handover Warranty Inspections Melbourne

A Post-Handover Warranty Inspection is typically carried out near the end of the builder’s non-structural warranty period, usually around 24 months after completion. This inspection is designed to help owners identify workmanship issues that may still be eligible for rectification before warranty coverage expires.

Over the first two years of occupancy, a home experiences ongoing settlement, seasonal movement, and regular use. During this time, issues can develop gradually or re-emerge after earlier rectification. A Warranty Inspection provides an independent opportunity to review the condition of the home at this important milestone.

This inspection focuses on non-structural elements, including internal finishes, cracking, doors and windows, cabinetry, tiling, sealants, fixtures, and general workmanship. While structural components are not the primary focus, the inspection documents the overall condition of the home and highlights items that may warrant further attention.

The Post Handover Warranty Inspection also allows items previously identified at earlier stages to be reassessed over a longer timeframe. Matters noted during the PCI/Handover Stage Inspection can be reviewed to confirm whether they were completed appropriately and have remained satisfactory after occupancy. Similarly, items identified during the Post-Handover Maintenance Inspection (90–180 days) can be revisited to determine whether they have stabilised, re-occurred, or changed with time.

This continuity across inspections helps owners build a clearer picture of how the home has performed from completion through early occupancy and into the warranty period. It also supports a more structured and informed approach when raising concerns with the builder before warranty timeframes conclude.

Following the inspection, a detailed written report is provided outlining observations, supported by photographs and practical explanations. The report is intended to assist owners in understanding the condition of the home at the end of the non-structural warranty period and in prioritising any follow-up discussions where required.

A Post-Handover Warranty Inspection provides clarity and confidence as warranty coverage draws to a close, helping ensure that potential issues are identified and documented at the appropriate time.
