A Practical Completion Inspection (PCI), also commonly referred to as a Handover Inspection, is carried out near the end of construction, once the builder has declared the home practically complete but before final handover and payment. This inspection provides an independent assessment of the home prior to occupancy.

The purpose of a PCI is to identify defects, incomplete items, and workmanship issues across the property before ownership is formally transferred. At this stage, internal finishes, fittings, fixtures, doors, cabinetry, tiling, glazing, and general presentation can be reviewed in detail.

This inspection allows owners to approach handover with clarity and confidence, supported by a structured, independent report rather than relying solely on builder-led walkthroughs. After handover, items identified at the PCI are commonly reassessed during a Post Handover Maintenance Inspection (90–180 days), once the home has been occupied and initial settlement has occurred. This allows any outstanding or newly emerging issues to be reviewed in the context of normal use.

Similarly, a Post Handover Warranty Inspection conducted near the end of the non-structural warranty period (around 24 months) provides an opportunity to revisit workmanship items over a longer timeframe. This helps confirm whether earlier concerns have remained resolved and whether any additional issues have developed before warranty coverage expires.

Together, these inspections provide continuity from completion through early occupancy and into the warranty period, supporting a clearer understanding of the home’s performance over time.
